SETTING
THE STAGE-
Selling your home will involve creating an atmosphere. I will
help you to prepare your home for maximum buyer appeal. Together
we will walk through your home and look at it through a buyers eyes.
Then we will discuss the best way to overcome any potential
objections. If requested, I will provide to you a list of
vendors appropriate to your needs.
MULTIPLE LISTING SERVICE - I will immediately process a very descriptive and sales oriented
listing of your home through the Metro Atlanta Multiple Listing
Service. This will give exposure to approximately 5000 Realtor
Associates, any one of whom may have a prospective client for your
home.
BROKER OPEN/CARAVAN-
Within a short period of listing your home, I will have a Brokers
Open House so that agents may become acquainted with your home. Invited
to the caravan will be all Harry Norman Agents, along with several other
well known Brokers. Caravan gives agents a chance to preview new
listings as they come on the market, and match the features of your home
to the needs of their buyers.
ANNOUNCEMENTS -
With your permission, I will send letters to your neighbors and to
my customers announcing that you have listed your home. If we
decide to hold an Open House, I will invite them to stop by.
Most people love their neighborhood, and given a chance, they would
like to choose nice neighbors for your home. Often, if
encouraged, your neighbors will tell their friends about your home.
My current and former clients, if not interested themselves, may
have a friend who would be interested in your home.
CLASSIFIED ADS - I will advertise your home in the Real Estate for Sale section.
Primarily this will be done in the Constitution, however, I will also
advertise at various times in the local weekday paper, the Crier, the
Jewish Times, Atlanta Business Journal, and any other local paper that
may be appropriate.
THE REAL ESTATE GUIDE
- I will feature a color picture of your home
and description in this publication. This magazine is
distributed monthly to Atlanta Metro Realtors and local merchants,
as well as to Corporate Referral Departments. It is then
displayed and made readily available free of charge to potential
buyers.
AMENITIES LIST
- With your assistance I will develop a color flyer with photos and
detailed
descriptions of your home and neighborhood amenities. I will include all
of the quality features of your home, information about your schools,
and show the convenience of your neighborhood location. This is a very
important and an effective marketing tool. The flyer will be distributed
to Harry Norman Associates and to a minimum of 1,000 other Realtors
chosen for your area. A professional brochure with a color picture of
your home will be prepared and left in your home.

- I will place a box
on your front lawn, and keep it filled with the above color flyers, for
interested buyers to view.
SIGNS
A For Sale@
sign will be placed in front of your home for additional exposure and
identification. Attached to this sign will be my personal name
strip. This will allow me to have direct contact with
buyers calling from your sign.
A 24 Hour
Talking Sign@.
This sign gives a number and code that the purchaser may call for a
professional descriptive message about the interior of your home. When
the purchaser calls they may forward a message to my voice mail for
additional information, or leave their name to schedule an appointment.
If the caller chooses to hang up, the system will record the number (if
the number is public record) from which the purchaser called. A printout
is delivered to me, listing all of the phone numbers of callers for
that week. I will then follow-up on the inquiries

HOME WARRANTY PROGRAM
- Should you choose to participate in a Home Warranty Program,
I will place a strip on your For
Sale
sign designating that your home is under warranty. In addition, your
home will be advertised as having this protection in your FMLS listing,
and on the flyer handouts.
LOCATION, LOCATION, LOCATION
- The three most well known words in real estate. In addition to
promoting your home, I will also be marketing to sell your neighborhood
and the benefits of your surroundings. I will compile a book to be
placed in your home containing information about your county, your
schools, a map showing your location, flyers showing neighborhood
activities, and pictures of your home (if available), through the
different seasons. My goal is show the logic of your location, and
appeal to the emotions of belonging to a neighborhood.
OPEN HOUSE
- I will endeavor to have your home open for inspections as often as
practical and possible. Open house allows me one-on-one contact with a
prospective buyer. No one is better at selling your home than I am.
Many buyers prefer to look at homes at their convenience and open house
provides that opportunity. When your home is advertised for Open House,
your ad will also appear in the Harry Norman Open House section of our
web site.
COMMUNICATION
- Talking with the agents who have shown your property is important.
The follow-up calls give me insight as to any developing interest in your
property. Speaking directly with the showing agent presents an
opportunity for me to hear any comments on your home and address them
accordingly. My contact with you after each open house and every agent
showing, keeps you informed and very much part of the selling process.
FEED BACK REPORTS - I keep
a detailed written record of every agent that shows your home. This
report helps me to track your homes showing activity. The showings are
in chronological order, contain the agents name, their company, their
phone numbers, and date of each showing. I record the agents and buyers
comments about your home. Within one week of the showing, I will fax
the agent a flyer of your home, reminding her of her clients interest. If
you do additional improvements, reduce your price, or have any other
significant change, I will fax a flyer of your home, with the updated
information, to all of the agents that have shown your home. This is an
effective method for keeping your home foremost in agents minds.
MARKET UPDATE REPORTS - The determining factors that would result in a sale of your home are
constantly changing. Interest rates, the economy, time of year, unusual
occurrences (IE: road expansion or new retail), corporate moves, and
foremost-- the supply and demand for real estate in your area, are just a
few examples. My job will be to monitor the market. I will send you
updated reports on a monthly basis so that you and I will be able to make
adjustments accordingly.
INTERNET & VIRTUAL TOURS With your permission, your home
will be placed on Keller Williams Realty national and international
site, on Realtor.com, as well as my personal web site at
www.pad4sale.com, nationhomesearch.com., realestatebook.com, livingchoices.com, msn.com, homeadvisors.com,
rexnetwork.com (The Real Exchange Network), homes.com,
realtyonline.com, excite.com, classifieds.yahoo.com, youdecide.com,
iown.com and citysearch.com. MLS., FMLS.,Google Base, Zillow,
Oodle, Backpage, HotPads, Vast, Trulia, Enormo, DotHomes, FrontDoor,
& more!Buyers with access to a
computer will be able to surf the internet, to see color interior and
exterior pictures, and other pertinent information about your home,
your neighborhood, your public schools, etc. Virtual tours are
available. Should we decide to use this method to market your
home, the tour will be available online. The buyer may then
E-mail questions directly to me, use the listed phone numbers to
contact me directly, or call my office for further information and to
schedule an appointment to view your home. I use all digital
equipment, and e-mail pictures of my listings to buyers in other
states, and other countries.
The internet is a major selling tool! Advertising on the
internet is a great way to expose your home to a large number of the
buying population!
COOPERATION
- My job is to sell your home. Cooperating with other agents is
imperative to give your home maximum exposure. I will work to develop the
interest of all Realtor associates and assist them in all phases of the
transaction.
PREPARATION -
I will review and present all contracts on your property. This
includes careful examination of all the pertinent elements of a contract
IE: price, points, net proceeds, settlement dates, contingencies, buyer
qualifications, income sources, etc. Todays contracts are by nature,
more complicated than ever. It is my responsibility to make the contract
as clear and understood as possible, and to serve your best interests.
FOLLOW-UP TO CLOSING
- Legal title to property does not exchange hands until settlement
occurs. My job is to follow up on all procedures from the
contract date right up to the time that legal title is passed on to
your new buyers. It is important to make the selling process
as uncomplicated and stress free as possible for you and the buyers.
